  2. How much does a home inspection cost?
    Fees are determined by the size, age, value, location, complexity of the home and the service level you request.
  3. Do you inspect newly built homes?
    Yes. Any home you buy, whether second hand or newly built, is a major investment. It is in your best interest to know everything you can about the house before you buy it. Contact our office to discuss the type of home buyers report & inspection service best suited for your property.
  4. Will I be able to attend the inspection?
    Yes, it is the perfect time to ask the engineer questions about specific concerns you may have. Our homesurvey report will then address these specific concerns along with the items we normally cover.
  5. Who gets a copy of the homesurvey report?
    Your report is confidential and will only be given to other parties upon your consent.
  6. What is a Pre-Purchase Survey?
    A home buyers Pre-Purchase Survey is a detailed internal and external inspection of a residential or commercial property, assessing its condition and to determining whether there any defects are present which could potentially have a substantial cost implication to repair. It is frequently referred to as a 'structural survey', 'homebuyers survey' or 'building inspection' and is carried out on behalf of the potential purchaser of a property by a qualified engineer.
  7. What is the difference between a Pre-Purchase Survey and a Snag List?
    A snag list is carried out for a new property that has not been previously occupied. The snagging process involves identifying incomplete or defective works & substandard finishes and including them on a list to be passed on to the builder/developer for attention.
  8. What types of work to my property do you inspect?

  9. Can I use the 'inspect and report service' if I want to make a claim on my own insurance policy?
    Yes if you just want to have an independent professional inspection to record the damage and draft a report. This is a fixed fee service charged per site visit.
    Our nationwide network of public loss assessor's service can assist in your claim assessment, negotiation with claims handler or loss adjuster. This is the practical and fast way to receive a full settlement for your claim.
    All mannerr of residential & commercial insurance claim for property damage. Storm, fire, frost damage, Oil leaks and flooded drains are dealt with quickly and effectively.
  10. What happens if the inspection process 'unearths' more serious problems that will require testing?
    We will issue our primary report with our findings to you & detail any further issues that have been discovered. Our engineer's recommendations for further testing will be noted clearly so you can decide what the best course of action would be. If further test are required we will explain the nature and cost in an email and then if decided upon by you we will carry these out at the earliest date with the supervision of our engineer.
  11. What if more than one inspection is required?
    We are happy to outline projected costs for multiple site visits or structural design & engineer certification. We will tailor the package of inspections and price accordingly.

  12. Where will Conspect provide engineering Inspection & Report services?
    This is a nationwide service available anywhere within the Republic of Ireland. We will arrange a date to call which normally is a few days after you have contacted us.
