- What type of Inspection and reports can conpsect preform?.
We carry out inspection & reports for the following:
-Substandard workmanship or defect analysis.
-Reports for 3rd party claims – inspecting and recording all damage and loss, includes a budget for repair or replacement.
-Property portfolios – planned maintenance reports, dilapidation reports.
-Construction supervision - professional help with residential property works at any stage.
- Which types of report will Conspect not carry out?.
-Valuation surveys that are required by banks and other lending institutions.
-Structural and building surveys that are performed on second hand properties prior to purchase.
-Planning permissions.
-Mapping surveys.
All of These types of reports require a chartered surveyor and will cost upwards of 400 eur. +vat. Our services and reports
offer better value for the purpose they serve. We have engineers and trade professionals on staff to carry out the inspections
on small to medium scale home improvement works ranging from an extension to installation of a heating system or electrical
re wiring. Any Defect analysis, dilapidation report and repair schedule for residential property lettings or supervision of
residential property works can be performed by Conspect.ie at a cost more in line with the value of the works.
- What types of work to my property do you inspect?.

- Can I use the 'inspect and report service' if I want to make a claim on my own insurance policy?.
Yes if you just want to have an independent professional inspection to record the damage and draft a report. This is a fixed
fee service that the price quoted would be due upon completion of the inspection.
However, The insurance assessor service from conspect includes a full claims handling, inspection, report and negotiation
service on a no win no fee basis. This is the practical and fast way to receive a full settlement for your claim. We will handle
all manor of residential insurance claim for property damage. Storm, fire, frost damage, Oil leaks and flooded drains to name a few.
- What is included in the Inspect and report service?.
The standard package includes:
Communication between yourself and Conspect to ascertain the type and nature of the report required.
Inspection call to the property by a Conspect professional. All relevant information and measurements are taken.
Digital photos and lists of materials used. A Report is drafted from the details you provide on the order form and further
information you can provide during our visit (quotes and verbal job info.). Dependant on the purpose of the report the
information collected is detailed along side the standard and state of work and other parameters collected by the Conspect inspector.
The final report is sent via email or whichever medium you request(post, fax or on cd-rom). These tasks are part of a standard defect analysis or damage report fee.
Further inspection of complete properties for maintenance and dilapidations are priced by the square meter of the property or for larger more complicated projects we
will tailor the package and price to suit. More detail on these reports are on the sample report page.

- When I place an order for the inspection how soon will I receive the report?.
Dependant upon the day and time we can inspect, the final report would normally be
dispatched within 48 - 36hrs after the inspection. In the case of more complicated projects that will involve consultation with the
engineers or other trade staff it can take up to 72 hours to complete and send a full analysis.
- What happens if the inspection process 'unearths' more serious problems that will require testing?.
We will issue the primary report with our findings to you but when more problems are discovered (structural etc.)we will discuss
these on the phone with you immediately and explain the situation clearly so you can decide what the best course of action would be.
If further test are required we will explain the nature and cost in an email and then if decided upon by you we will carry these out at the earliest
date with the supervision of our engineer. The follow up report will be issued within 48 hours.
- Can I get information from the inspection sooner (i.e. prior to receiving the report)
Yes, In many cases for release of payments to contractors etc. we can give preliminary information on the phone on the same day
as the inspection is completed
- What if more than one inspection is required?.
This is simple request and can be arranged during the ordering process. We will tailor the package of inspections and price accordingly.
- Where will Conspect provide the Inspection & Report service?.
This is a nationwide service available anywhere within the Republic of Ireland. We will arrange a date to call
which normally is a few days after you have contacted us.
Next day inspections can be arranged for Dublin, Midlands, Kildare, Offaly, Laois, Meath and Westmeath if required.
