Ms. Kelly's claim came to the attention of Conspect.ie after she had contacted her Insurance company
to report that she had a leak in her kitchen extension. A large water stain had appeared on the ceiling inside the kitchen.
This was naturally a concern to Ms Kelly for the obvious reasons but also due to the fact that she had repairs carried out on
the flat roof of the extension and the main roof of the house only 2 years previously when she purchased the property.
After a verbal discussion of the situation with the Insurance company they had suggested that a flat roof “may not be covered
under the policy exclusions” and that the best course of action was to send a loss adjuster to assess the damage. Talking with a
neighbor later that day she had learned that the neighbour had a similar situation a few years back and had been refused payment on
the claim due to the fact that the roof was flat felt and was excluded as it was not part of the main property structure. Looking for advice and information
Ms Kelly was searching on line and she discovered that help was just an email away by contacting Conspect.ie.
We called to the property on the next day and went through some basic details with Ms. Kelly about the policy she had taken out.
Upon learning that she had basic bricks and mortar cover sold with the mortgage she had taken out we agreed to undertake the claim
on a No win, no fee basis. Our Loss assessor then surveyed the damage to the flat roof area, noting the interior and exterior damage
and evidence of broken roof tiles littered on the surface of the flat roof and spaces on the ridge area of the main roof of the
property where the tiles had fallen from. The assessor recorded the damage in a report and photographed the damage and cause.
We asked Ms Kelly when she had first noticed the leak in the kitchen and entered all the relevant information on our report. We then

called later that day and agreed to deal with Conspect on all negotiation and the various other parameters of the claim.
Temporary repairs were carried out the next day by a local roofing company and they quoted for repairs to all damaged areas.
Within 5 working days we had comparative quotes for permanent repairs to the main roof, flat roof, new ceiling and decorating of the
damaged interior area. All of the details were forwarded to the loss adjuster’s office and a full and final settlement figure
was reached. We contacted Ms Kelly and relayed the good news that a full settlement figure was agreed upon and did she want to agree
to settle on the amount we had negotiated. Minus her policy
excess and our fee (10%+vat) the settlement would cover 87% of all costs of the temporary and permanent repairs to both roofs. Ms Kelly agreed
to the final settlement figure and her payment was dispatched within a couple of days.
Overjoyed with this news she said:
“this is a great weight lifted off my shoulders, at the start of the week I was facing the prospect
of paying for the repairs on the roof on my own! Without your help I wouldn't have known what my rights where and If my insurance
company told me that I wasn't covered I probably would have accepted that.”
