Examples of snaglist defects
Please note: The following are examples of some of the types of defects that would make it on to a snag list
These do not make up a complete snag list
Each list is a unique snag inspection made up from the property inspected

• Defect: Poorly finished wire chase for exterior light. Absence of light fitting.
• Result: Apart from being unsightly at your front door, it is dangerous to leave any cabling exposed to the elements.
• Remedy: Electrician to wire light fitting to same standard and type as in show home. Cable chase to be pointed with cement and finished to same standard as surrounding wall surface.

• Defect: Hole in porch roof at side, absence of lead apron and barge board.
• Result: This is quite a small hole resulting from the materials not overlapping as they should but being left open will mean a future problem with nesting birds and driving rain.
• Remedy:Replace with a larger piece of barge board and re- flash lead apron to overlap.

• Defect: Bottom piece of timber cladding missing.
• Result: This will allow moisture to rot untreated rear side of the timber cladding already in place.
  Access for vermin
• Remedy: Joiner to fit bottom piece of treated timber cladding to seal.

---

• Defect: Last ridge tile on gable end of house not pointed properly.
• Result: This can allow driving rain and moisture into roof space and possibility of ridge tile dislodging over time and blowing down in high winds.
• Remedy: Point with mortar to flush finish of equal water tightness of verge on gable end.
