What is a Snag list?
A Snag list is a comprehensive report of defective or incomplete items which your developer / builder has
not attended to. The report is copied to client and developer and the developer amends the list by making
good on repairs and informs the inspector and client when this is complete. The end result of the snagging procedure should be a new
building that complies with regulations and finished to a good standard.
Why have a Snag list done?
Fixing all the problems large and small that make it on to the snag list would cost on average approx. €2500.
Whereas having all items on a list to present to the developer before you take possession will make sure you
don't get caught out for costs later and problems that we find can be addressed by your developer now.
When should you have a Snag list done?
Ideally before you take possession of your new home, but you may have a snag list inspection done any time up to 1 year from the
date you move in. This is how long the 'Homebond' guarantee covers you and makes the developer liable for repairs.
Should I take the recommendation of my home-builder for a company to do a new home snag list?
Independence from building contractors is essential to make sure that the customer interests are first and
to insure that you don't receive a list that suits the builder and overlooks more costly structural or difficult to fix issues.
Who do you send the Snag list to and how long does it take?
After the inspection is complete the snag list will be sent out
within 48 hours.
A copy of the completed snag list is sent to you the customer and a second copy to the developer/ builder. Both
copies can be sent by email and by post.
Will there be a follow up visit?
If required we are available to advise on issues with regard to the snagging list and we can call to the property
after the builder complete's the repairs to check on the work done

Is there a difference in price between an apartment snag list and a house snag list?
Both houses and apartments are priced the same based on the number of bedrooms. Extensions are based on the square metre
of the extension.

Our property is a few weeks away from being finished and our Builder said "You should do the inspection yourself and save the money"
NEVER, Never allow the snag list to be carried out prior to the builder /developer completing the property. All work should be complete and then a snag list
can be drawn up. This should be done by professionals as your average homeowner will only spot finish issues and the more serious structural problems will be overlooked.
