More Examples of snag list defects from houses, apartments and extensions
Please note:
The following are more examples of some of the types of defects that would make it on to a snag list.
These do not make up a complete snag list. Each list is unique to the property to be inspected.
- Defect:Verge 'capping' badly fixed and not overlapping at apex of roof.
- Result:Will worsen with time allowing moisture to penetrate the verge.
- Remedy:Re-attach the verge cap to overlap or meet the corresponding piece of cap correctly.
- Defect:Poor finish on sliding door handle.
- Result:An unsightly finish issue missed during the builders clean of property.
- Remedy:Handle to be cleaned to acceptable standard.
- Defect:Window sill chipped.
- Result:Poor finish.
- Remedy:Small render /filler and paint.
- Defect:Very poor finish on render to wall where it meets the p.v.c. sofit, fascia &barge board.
- Result:Hole open to the elements and for birds to nest. P.v.c. soffit joint crooked and unsightly.
- Remedy:Re finish render and paint. Remove soffit and joint cap and cut straight and re-attach.
- Defect:Corner tile on bottom course lifting too much on eve tile and verge cap exposed on inner side. Fall of gutter too great

- Result:All of the run off water will pool here if the down pipe is blocked with leaves etc. This will create a waterfall over the edge of the guttering. The Roof tile & Verge looks very bad when coupled with the drop of the guttering.
- Remedy:Adjust the verge and surrounding tiles to re-seat properly.
Making sure the 'fall' of the
guttering is corrected also. (see enlarged picture of guttering ).
