Snag lists – Who inspects my new home ?

Why a snag list and not a home survey?

– A snag list is a specific type of home inspection report that is primarily used when purchasing a home directly from a builder or developer. The snag list report is published to both client and builder. Our snag list service provides a tried and tested snag list checklist for new house snag lists, apartment snag lists and extension snag lists or renovation snagging for works to your existing home, attic conversion or any type of building renovation or building works.   There are a certain group of reasons or specific criteria that building survey reporting is quoted for & performed in a new build home purchase situation. (An example of: – If a new home is not built to full completion and the sale of the property is found to be wanting in conveyancing documentation such as opinions on compliance with Planning and or building regulations, etc.) Furthermore a buyer may have completion works costs and schedules to make the structure fit for purpose. These are some of the property sale criteria that would make pre purchase survey, structural survey, schedule of dilapidation & works reporting applicable.

What type of items are inspected during a snag list checklist process?

Everything that can be visually checked is included in the snag list inspection. From ground to roof level, internal & external all items are included in the snag list inspection process. Heating & electrical systems are tested for normal function & correct installation. Our snag list team are also trained in the function and application of new renewable energy systems such as solar (solar thermal & solar P.V.), heat pumps & heat recovery ventilation systems. The snag list report also takes all finishes and fixtures into account for correct installation & to ensure they are of a satisfactory standard. How long does it take to arrange a snag list and what is the cost of the snag list?

From your initial booking of a snag list inspection with our office the snag inspector will endeavor to arrange an appointment with the builder within 48 hours & the snag list report is emailed to both client & builder within 2 / 3 working days of the site visit.
